HOW I WORK
Aggressive marketing for sellers. Off market work for buyers.
After 20 years and more than 1,200 transactions, I keep the job to two things. I market a listing so it sells for the best price and terms the closed sales will support. I help buyers find houses that are not sitting in a portal yet.
I do not steer anyone to a street, a school, or a block. You give me the written criteria. I show you the houses that match.

SHELBYVILLE QUESTIONS
What Shelbyville buyers and sellers ask me
Straight answers from the Realtracs numbers and the county, city, and school district sources I use. Unless I say otherwise, market figures are from Realtracs as of October 11, 2026, by Shelbyville mailing city, and they change every month.
What do homes in Shelbyville sell for?
In the 90 days ending October 11, 2026, 108 homes closed in Realtracs with a Shelbyville mailing address, at a median sale price of $328,345. In the 30 days ending October 11, 2026, 28 homes closed at a median sale price of $323,995. Those counts include every residential type: mostly site built homes, plus some townhomes, condos, and manufactured homes. For single family sales month by month, see my monthly report.
How fast are homes selling in Shelbyville?
In the 90 days ending October 11, 2026, the median days on market for closed sales was 33. For the 28 homes that closed in the 30 days ending October 11, 2026, the median was 41.5 days. Days on market varies with price and condition, so I look at the individual sales before I tell a seller what to expect.
How many homes are for sale in Shelbyville?
As of October 11, 2026, Realtracs showed 212 active residential listings with a Shelbyville mailing address, at a median list price of $330,000, and 42 more were under contract. Over the 30 days ending October 11, 2026, 61 new listings came on the market. At the pace of sales over the prior 90 days, 212 active listings is about 5.9 months of inventory. These numbers change every week, so see my monthly report for the latest count.
What is driving home prices in Shelbyville?
I stick to what the closed sales show instead of guessing at causes. As of October 11, 2026, there were about 5.9 months of inventory, and the median active list price of $330,000 was close to the 90 day median sale price of $328,345. For site built single family homes alone, the September 2026 median sale was $284,000, down 5.0% from September 2025. One month is a small sample, so I compare several months in my monthly report.
When is the best time to sell a home in Shelbyville?
I cannot point to one best month from the data I have. What I can tell you is the current pace: in the 90 days ending October 11, 2026, 108 homes closed in Shelbyville, about 36 a month, at a median of 33 days on market. The right time for you depends on your timeline, your condition, and the competition at your price, so I pull the active and sold homes near yours before you decide.
Which school district serves Shelbyville? Is there a Shelbyville City Schools district?
Public schools in Shelbyville are run by Bedford County Schools, headquartered at 500 Madison Street in Shelbyville. The federal NCES school district directory lists Bedford County Schools as the only public school district based in Shelbyville, and it does not list a separate Shelbyville City Schools district. School assignment depends on the address, so confirm zoning for any home directly with Bedford County Schools. I do not rank or recommend schools.
What are the property tax rates in Shelbyville and Bedford County?
On June 30, 2026, the Bedford County Commission adopted a county rate of $1.5083 per $100 of assessed value. The City of Shelbyville adopted a city rate of $1.0098 per $100 of assessed value for the fiscal year that began July 1, 2026. Homes inside city limits pay both rates, and homes outside city limits do not pay the city rate. Residential property in Tennessee is assessed at 25 percent of appraised value, so a home appraised at $300,000 inside city limits has an assessed value of $75,000, or about $1,131 in county tax and $757 in city tax before any tax relief. Realtracs uses the mailing city, so a Shelbyville address can sit outside city limits. 2026 was a reappraisal year, so confirm the bill for any property with the Bedford County Trustee.
Do homes in Shelbyville have HOA fees?
It depends on the property. The Realtracs numbers I publish do not track HOA fees, so I do not quote a typical amount. As of October 11, 2026, 25 of the 259 homes active or under contract were townhomes or condos. For any home you are considering, I confirm from the listing and the HOA documents whether there is an HOA, what the fee is, and what it covers before you write an offer.
How long is the commute from Shelbyville to Murfreesboro and Nashville?
Shelbyville sits at the intersection of US 231 and US 41A. US 231 runs north from Shelbyville to Murfreesboro, where it meets I 24 at exit 81, and I 24 continues northwest to Nashville. Drive times depend on where you start, where you work, and the time of day, so I tell buyers to make the drive at rush hour before they write.
How do I get a free home value for my Shelbyville home?
Fill out my contact form, choose I want to sell in Shelbyville, and give me the street address. I will send you a value based on the closed and active homes near yours. There is no cost and no obligation.
